Across five full floors plus a recessed upper floor, a total of 195 rental apartments and six commercial units are available. With eight stairwells — all with elevator — a shared underground garage, bicycle parking, technical rooms and tenant storage in the basement, the LQC offers exceptional comfort beyond the apartments themselves.
Ground-floor apartments have private garden sections and terraces facing the courtyard. Upper-floor apartments are predominantly equipped with balconies or loggias. All apartments are step-free; 13 units are pre-equipped for wheelchair access, 4 units are fully wheelchair-accessible, and 9 additional units are barrier-free. The shared underground garage offers 235 parking spaces. Gibt es eine Mindestmietdauer?
Die Mindestmietdauer beträgt 12 Monate bzw. 6 Monate in den möblierten Wohnungen. Das Mietverhältnis kann mit einer Kündigungsfrist von 3 Monaten zum Ablauf der Mindestmietdauer beendet werden.
Verändert sich die Miethöhe mit der Laufzeit des Vertrages?
Ja, der Mietvertrag beinhaltet eine Indexmiete. Die Miethöhe wird durch den vom Statistischen Bundesamt ermittelten Preisindex für die Lebenshaltung aller privaten Haushalte in Deutschland bestimmt.
Wie hoch ist die Kaution und gibt es einmalige Kosten?
Die Kaution beträgt drei Nettokaltmieten (die Nettokaltmiete nebst Nebenkosten ist im Mietvertrag ausgewiesen). Bearbeitungs- oder Vermittlungsgebühren fallen nicht an.
In welcher Form erfolgt die Zahlung der Kaution?
Die Kaution wird auf ein pfändungssicheres Konto des Vermieters gemäß § 551 Absatz 2 BGB überwiesen. Alternativ kann der Mieter ein separates Kautionskonto eröffnen und zugunsten des Vermieters verpfänden oder eine unbefristete, selbstschuldnerische Bankbürgschaft eines im Inland zugelassenen Kreditinstituts zu Gunsten des Vermieters übergeben.
Gibt es Auto- und Fahrradstellplätze im Objekt?
Es stehen 236 PKW-Tiefgaragenstellplätze, aufgeteilt auf Einzelstellplätze und Parksysteme, zur Verfügung. Fahrradstellplätze sind in der Tiefgarage sowie in den Außenanlagen zu finden.
Ist Tierhaltung gestattet?
Die Haltung von Haustieren wird im Einzelfall geprüft und bedarf einer entsprechenden Genehmigung durch den Eigentümer sowie einer individuellen Haustierhaltungsvereinbarung.
Gibt es Kellerräume zu den Wohnungen?
Nahezu jeder Wohnung ist ein Kellerraum zugeordnet. Die Keller befinden sich im Untergeschoss.
